East End questions

How do I find out if my home in East End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is East End within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Will you need to get into tenants’ homes?

That depends on the layout. Often we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed as you book.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.

Is this survey just for landlords?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Owners in a shared building book it too.

How a landlord roof survey works in East End

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told in advance. You or your agent arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. If you are worried about gaps where tiles or slates have slipped and worn ridges, hips and verges, we can find out what’s behind it, on rented houses, blocks of flats and gutters and downpipes alike.

Older buildings in small places like East End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Confirming asbestos in older roof materials
  • Walls, floors and services beyond the roof
  • Parts of the roof we cannot safely see or access

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

How we price landlord roof surveys

To price your survey, we look at:

  • The roof’s overall size
  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What to let us know when you contact us

To price your survey accurately, we’ll ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • The style of property, from a terrace to a block

To book a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We will confirm the price before booking.

How the survey changes by roof type

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes about 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere as small as East End, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Let us know about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors

Booking a survey

A quick phone call is normally the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Roofs, chimneys and gutters in East End

East End lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Historic houses like Beaulieu Palace House, about 3.5 miles north-east, show how far back building in the area around East End goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Lymington Pier station, a dated record of the roof is useful when planning maintenance across a let. Take a building like South Baddesley Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

East End is about 3 miles north-east of Lymington, in Hampshire. Roofs in East End get the same thorough look as anywhere else in Hampshire. East End is one of the places in Hampshire where we work. Southampton is in our area too.

Tips that help

These tips come from what we see on roofs every week:

  • Put urgent roof work at the top of the list
  • File each roof report for future reference
  • Get legal advice on lease responsibilities
  • Ask residents to report damp right away

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
