Landlord roof survey in Hamstead

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey gutters and downpipes, converted houses and blocks of flats, and people most frequently book us about worn ridges, hips and verges and flashings that have come away.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report
  • Asbestos testing of roof sheets or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

FAQs for Hamstead

I let a flat near Lymington Pier station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

How do I find out if my home in Hamstead is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you cover Hamstead for landlord roof surveys?

Yes. Our area covers London and South East England, and that includes Hamstead.

How long will you be at the property?

It usually takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. The report follows by email.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Is the report suitable for a maintenance plan?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

Local roofs in Hamstead

Hamstead is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. The wider area around Hamstead has a long history of building, with Swainston Manor about 3.3 miles south-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Lymington Pier station, the gap between tenancies is a good time to have the roof looked at.

Hamstead is about 6 miles south-east of Lymington, in the Isle of Wight. If you’re in Hamstead, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Across the Isle of Wight, we cover Hamstead and the places around it. For surveys nearby, see our Southampton page.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Give residents notice before a survey
  • Do not store items over the loft hatch
  • Make leak reporting easy for tenants
  • Keep roof surveys on a rolling plan

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.

Keep the loft space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.

How it works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at most homes, and longer for a large or complex roof. Somewhere as small as Hamstead, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, check with the agent that we can get in
  • If the roof is shared, arrange access with whoever manages the building

Advice

Different roofs, different checks

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings as far as can safely be seen.

Gutters and downpipes

Water from failed gutters often shows as damp inside. We record what we see.

How we price landlord roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • How big the roof is

Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Helping us price your survey

There’s no need for technical words. Just tell us:

  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, like buying, a leak or storm damage

A quick phone call is normally the easiest start: call 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.
