Landlord roof survey in Cranmore
We survey let and shared roofs in Cranmore and across London and South East England. Time on site usually takes an hour or two for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can safely be seen including by drone where applicable. You then get a written report with photos. We’re often asked to look into flashings that have come away and parapets and upstands in poor repair, across rented houses, converted houses and blocks of flats.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later.

Landlord roof surveys around Cranmore
The coast is about 1 mile or less from Cranmore, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. The wider area around Cranmore has a long history of building, with Swainston Manor about 3.4 miles south-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Take a building like Shalfleet Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Lymington Pier station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Cranmore is about 6 miles south-east of Lymington, in the Isle of Wight. In Cranmore, as across the Isle of Wight, every roof gets the same careful survey. We cover towns and villages across the Isle of Wight, large and small. Our Southampton page covers surveys nearby.

What else we do in Cranmore
Why act early in Cranmore
Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. For older village homes like those around Cranmore, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What affects the cost of landlord roof surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The type of building, from a house to a block or an office
- Extensions, dormers and garages with roofs of their own
- Basic, Standard or Premium
- The height of the building and how the roof can safely be seen
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
Getting in touch
You do not need to know any roofing terms. It’s enough to let us know:
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- Your postcode, so we can check access and travel
- Your timetable, like an exchange date
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Older rural homes like those around Cranmore can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- We start with what you know about the building and its history.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors
Book a survey
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Common questions in Cranmore
Is the coastal weather around Cranmore hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
I let a flat near Lymington Pier station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.
Will you inspect a roof that several owners share?
Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.
Does the report help with maintenance planning?
Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Will you go up on the roof?
Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Roof by roof
Party-wall upstands and parapets
We inspect the parts of a shared roof we can access and note what couldn’t be seen.
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.
Surveys for landlords and agents in Cranmore
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
