Norleywood Pre-Purchase Roof Survey
A roof survey before you buy a house or flat across Norleywood, using drones and thermal imaging where it applies. Call or email for a price.
- Quick fixes on flashings and valleys
- Blocked or leaking gutters
- Loose pots and cracked flaunching
Pre-purchase roof survey in Norleywood: what you get
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. If you’re worried about old water stains in the roof space and roof slopes that look uneven or sagging, a survey will tell you what’s going on.
Being in a small place like Norleywood makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, like when you want to compare after future work.

Your questions about pre-purchase roof surveys in Norleywood
Does being near the coast affect roofs in Norleywood?
Frequently, yes. Norleywood is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Does a conservation area affect roof work in Norleywood?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Do you cover Norleywood for pre-purchase roof surveys?
Yes. We cover Norleywood and the rest of Hampshire. For a price, call 07833 053749 or send us an email.
How long does the survey visit take?
Allow an hour or two at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What a survey costs
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the price for the job before booking.
What we need to know
What helps most when you contact us:
- The style of property, from a terrace to a block
- Where the property is, with the postcode
- Photos of the roof, taken safely from ground level or a window
- Access details, such as a loft hatch or a shared roof
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.
What we do, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about one to two hours at a typical home, and longer for a large or complex roof. Older roofs in small places like Norleywood can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Keep pets out of the way during the survey
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building

Different roofs, different checks
Clay and concrete tiles
Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.
Natural slate
Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
Common roof problems in Norleywood
Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
We’re often asked to look at:
- Patch repairs that may hide an ongoing problem
- Lead that has worked loose at a wall or chimney
- Damp timbers or stains in the loft
- Gutters choked with leaves and moss
For landlords with property near Lymington Pier station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
What to check before booking
- Their drone registration, if they fly one
- Which parts of the roof they’ll actually see
- Whether you get a written report with photos
- Which limits apply to the survey
What else we do in Norleywood
What a pre-purchase roof survey looks like in Norleywood
Norleywood is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a careful look whether you are buying or signing off new work. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. With Beaulieu Palace House about 3.5 miles north-east, the area around Norleywood has a long history. If you are buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Find out whether the roof has been replaced or patched
- Ask for loft access on the day
- Book once your offer is accepted
- Watch for stains or fresh paint on ceilings below the roof
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.
Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
