Hamstead Pre-Purchase Roof Survey
We take a careful look at the roof at your property in Hamstead, and put it all in a written report with photos.
- Chimney mortar that has eroded
- Patch repairs that may hide an ongoing problem
- Lead that has worked loose at a wall or chimney
How a pre-purchase roof survey works in Hamstead
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. Our survey picks it out, with photos that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. We are often asked to look into ponding, blisters or splits on a flat roof and gutters choked with leaves and moss, on the roof space, gutters and downpipes and lead flashings and valleys.
Some older homes in villages like Hamstead are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

The survey, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Hamstead, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Clear the way to the loft hatch
- If it is not your property yet, arrange access through the agent
- Make a note of anything you’d like us to look at

Related advice
Before and after the survey
You do not need to be a roofer to help. What helps most:
- Look for fresh paint on upstairs ceilings at viewings
- Ask for loft access on the day
- Do not leave it until just before exchange
- Ask who repairs the roof under the lease
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, especially where we have found patch repairs.
After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
Hamstead questions
Do roofs near the sea, like those around Hamstead, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
Do you cover smaller places like Hamstead?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Do you need access inside the house?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Anything beyond the roof, which a full home survey covers
- Faults hidden behind ceilings, boards or coverings
- Whether timbers meet design loads
If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before booking. What our survey covers.

Pre-purchase roof surveys in Hamstead: local notes
Hamstead is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you own a rental within reach of Lymington Pier station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Swainston Manor lies about 3.3 miles south-east, so building around Hamstead goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

What we look for on each type of roof
Natural slate
Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.
What else we do in Hamstead
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Why it is worth a survey now in Hamstead
It’s tempting to skip the roof to keep a sale moving. We visit on weekdays and at weekends, and a Premium report comes the same day, so it can fit around a tight timetable. In a small place like Hamstead, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.
