Pre-purchase roof survey in Gatcombe

Buyers in Gatcombe and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or use the contact form. Typical surveys look at chimney mortar that has eroded and signs of past leaks inside the loft, on gutters and downpipes, the roof space and natural slate.

Older buildings in small places like Gatcombe may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Check the lease for roof repair responsibilities
  • Look for fresh paint on upstairs ceilings at viewings
  • Don’t leave it until just before exchange
  • Ask whether there are papers for past roof work

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Local roofs and buyers in Gatcombe

Gatcombe lies within about 5 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Some villages on the Isle of Wight still have thatched roofs, and the whole island is open to sea air and wind. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Gatcombe House lies about 0.2 miles south-east, so building around Gatcombe goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Gatcombe is about 2 miles south of Newport, in the Isle of Wight. We carry out pre-purchase roof surveys in Gatcombe for houses, flats, blocks and commercial buildings. Our area takes in places right across the Isle of Wight, large and small. We also survey roofs in Portsmouth.

All of PO30 is covered for pre-purchase roof surveys. We cover properties on Gatcombe Road, Rectory Lane and Newbarn Lane and the roads around them. Further out, we also cover Ryde (8 miles north-east), Cowes (6 miles north), Sandown (6 miles east), Shanklin (6 miles east), Ventnor (6 miles south-east) and East Cowes (6 miles north). Remote addresses need a little more planning, so tell us where you are when booking.

What we are asked to look at in Gatcombe

The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.

Look out for signs like these:

  • Slates or tiles that have slipped or gone
  • A ridge or slope that dips
  • Lead that has worked loose at a wall or chimney
  • Quick fixes on flashings and valleys

If you live in an older home near St. Olave's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before booking

  • What the report includes, and whether it has photos
  • Their drone registration, if they fly one
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Is there a chance to talk the report through?

What’s in a roof survey

Rented homes, blocks and businesses

Letting agents and landlords in Gatcombe book surveys as well as homeowners. A report with photographs gives you a clear record of the roof, useful for planning maintenance.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Gatcombe often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before the survey

  • Make sure the loft hatch can be reached
  • If it is not your property yet, arrange access through the agent
  • Let us know where we can park nearby

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What we look for on each type of roof

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide.

Gutters and parapets

A butterfly roof drains to a central valley gutter, usually to the back of the house. If yours does, we check that gutter and where it drains.

FAQs for Gatcombe

Do you cover smaller places like Gatcombe?

Yes, Gatcombe is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do roofs near the sea, like those around Gatcombe, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.

Do I need a roof survey if I’m having a RICS survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
