About our pre-purchase roof survey in Norton

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. We survey natural slate, chimney stacks and gutters and downpipes, and people most often book us about flashings that have lifted or split and ponding, blisters or splits on a flat roof.

Older buildings in small places like Norton may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a pre-purchase roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • How a seller will respond, or what the house is worth
  • A structural engineer’s report
  • The condition of the rest of the house (that is a RICS home survey)

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Natural slate
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys
  • The roof space

Roof by roof

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Landlord and commercial surveys in Norton

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Pre-purchase roof surveys in Norton: local notes

The coast is about 1 mile or less from Norton, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

The streets around a church such as St. James' Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Lymington Pier station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It usually takes about one to two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Norton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Getting ready for the survey

  • If you are buying, let the agent know when we’re coming
  • Note where any stains or damp appear
  • Move anything stored under the loft hatch

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Give your solicitor a copy of the report
  • For a flat, check who is responsible for the roof
  • Let us know your timetable
  • Request records of any re-roofing

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Common questions in Norton

Does being near the coast affect roofs in Norton?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I find out if my home in Norton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do I book a survey in Norton?

It is easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof. We survey on any day of the week.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.

Do you cover Norton for pre-purchase roof surveys?

Yes, we do. Norton is part of the area we cover.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
