Gutter surveys for homes and businesses in Winford
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are fascia boards damaged by overflowing water and gutters that have fallen out of line, across fascias and soffits, parapet and box gutters and eaves gutters.
In a small place like Winford, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

The survey, step by step
We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Older rural homes like those around Winford can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The roof space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Move anything stored under the loft hatch

Honest limits
A survey is a close look at the gutter, but it can’t do everything. The main limits are:
- The inside of buried drains
- Asbestos testing of old gutters, downpipes or soffits
- What’s behind fascias and inside walls

Questions from Winford
Do you survey roofs for landlords with property near Lake station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Do roofs near the sea, like those around Winford, take more of a battering?
It can do. Within about 2 miles of the sea, as Winford is, metal fixings wear faster and gales find any loose ridge or slate.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Do you work in Winford?
Yes. We survey roofs in Winford and the rest of the Isle of Wight, as part of our work across London and South East England. For a price, phone 07833 053749 or drop us an email.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Different roofs, different checks
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Gutter surveys around Winford
Winford lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Historic houses like Haseley Manor, about 1.4 miles north-west, show how far back building in the area around Winford goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Take a building like Newchurch Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Lake station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Why act early in Winford
Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. Older and listed buildings around Winford may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Common roof problems in Winford
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.
A survey makes sense if you’ve noticed:
- Overflowing eaves gutters
- Dripping or leaking gutter joints
- Gutters full of debris and silt
- Downpipes that are split or coming away
For an older house near a landmark like All Saints' Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
