Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Roof surveys for homes and businesses in Plaish

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. If you’ve noticed worn lead at chimneys and abutments and loose chimney pots, a survey will tell you what’s going on, on flat roofs, ridges, hips and valleys and chimney stacks alike.

Older buildings in small places like Plaish may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Local roofs in Plaish

Plaish is within about 5 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Church of St. Nicholas in Castro, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like St Thomas of Canterbury Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. With Carisbrooke Castle about 0.8 miles north-east, the area around Plaish has a long history. Older homes in the area may have roofs that need matching materials when work is done.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Plaish can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photographs and recommendations.

Common questions in Plaish

Is the coastal weather around Plaish hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Plaish is within about 5 miles of the coast.

How do I find out if my home in Plaish is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or email us.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

Why it’s worth a survey now in Plaish

Before you put a home on the market, it helps to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. Older cottages and farmhouses around Plaish can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

  • An independent look at the roof

Take a look at what a roof survey costs and what we found on two real jobs.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that’s a RICS home survey)
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.
