How a roof survey works in Bowcombe
We inspect everything that’s safely in view: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’ve noticed lifted, split or missing lead flashings and valley linings that have cracked or split, a survey will tell you what’s going on, on lead flashings, chimney stacks and the roof space alike.
Some older homes in villages like Bowcombe are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Roof surveys around Bowcombe
Bowcombe is within about 5 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. About 1.2 miles north-east lies Carisbrooke Castle, a reminder of how long the area around Bowcombe has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take an older house close to Church of St. Nicholas in Castro: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Bowcombe is about 2 miles south-west of Newport, in the Isle of Wight. In Bowcombe, as across the Isle of Wight, every roof gets the same careful survey. Our area takes in places right across the Isle of Wight. Our Portsmouth page covers surveys nearby.

What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
- The size of the roof
- The use of thermal imaging or a drone
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

FAQs for Bowcombe
Does a conservation area affect roof work in Bowcombe?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Bowcombe?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you tell me how long my roof will last?
Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Checking the roof from ground level
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What happens if roof problems are left?
Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two at a typical home, with bigger or more complicated roofs taking longer. Around Bowcombe, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- Let us know about parking near the property
- Jot down any questions you want answered

Signs you need a roof survey in Bowcombe
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
These are some of the problems a survey can pick up:
- Worn lead at chimneys and abutments
- Debris building up in roof valleys
- Cracked mortar along the ridge
- Cracked or blistered flat roof coverings
Anyone responsible for a site like Christ The King College will know that large buildings have long gutter runs and big roofs that need checking like any other.
Before you book anyone
- What’s outside the scope of the survey
- What experience they bring
- Whether VAT is added on top
- Are they insured for the work?
