Your questions about chimney surveys in Dibden
Is my home in Dibden listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do roofs near the sea, like those around Dibden, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
What do I do with the report?
You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Can you survey a chimney stack we share with next door?
Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
About our chimney survey in Dibden
A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. We are often asked to look into loose, cracked or missing pots and damp patches on chimney breasts, across chimney pots and cowls, flaunching and lead flashings.
Trees around homes in smaller places like Dibden drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
What you get is a clear record of the chimney stack on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Common roof problems in Dibden
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead is also a target for theft.
Things that often lead to a survey include:
- Redundant stacks capped without ventilation
- Lifted or split lead flashings
- Eroded joints in the brickwork
- Spalled or crumbling bricks
If you own a rental within reach of Southampton Town Quay station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Is VAT included in the price?
- Will they check the loft as well as the outside?
- How long the report takes to arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?

What else we do in Dibden
What a chimney survey does not cover
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Whether the flue is safe to use
- What’s inside the brickwork or behind render, without opening up
- Structural calculations for a leaning stack
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey before booking. The full list of what we check.

Dibden homes and their roofs
Dibden lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. About 2.5 miles north lies Medieval Merchant's House, a reminder of how long the area around Dibden has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Take an older house close to Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a shop, office or commercial unit, for instance near Westquay, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Dibden is about 1 mile west of Hythe, in Hampshire. Dibden gets the same service as everywhere else we work: a proper look at whatever is safely visible, photos and a clear written report. We cover towns and villages across Hampshire, large and small.
We survey roofs across SO45 for chimney surveys and the streets around it. That includes homes and businesses on Cavalier Close, Cathay Gardens and Canterbury Drive and the roads around them. Other places close to Dibden include Dibden Purlieu (1 mile south-east), Hythe (1 mile east), Marchwood (2 miles north-west), Beaulieu (3 miles south) and The Hummicks (4 miles south). Further out, we also cover Winchester (14 miles north), Gosport (13 miles east), Eastleigh (8 miles north-east), Fareham (10 miles east), Totton (5 miles north-west) and Chandler's Ford (8 miles north).
What’s near Dibden
Typical jobs here are in homes near Testwood School and Orchard Junior School and the streets around them. For rail, the closest station is Southampton Town Quay station, about 2.2 miles north-east. Other landmarks nearby include Royal South Hants Hospital (3.5 miles north) and Westquay (2.8 miles north).
Leave it or get it looked at?
For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. In an older home around Dibden, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Leave close inspection to people with safe access
- Have brackets on the chimney checked
- Check that disused chimneys can still breathe
- Glance at the stacks from the street now and then
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.
Make sure fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
How it works
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take between one and two hours for most homes, a little longer where there are several stacks. With a bit of garden around a house, as there often is around Dibden, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
