Chimney surveys in East Boldre

How a chimney survey works in East Boldre

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. We’re often asked to look into mortar washing out of the joints and flaunching that has broken away, on chimney pots and cowls, chimney breasts and shared and party-wall stacks.

Older buildings in small places like East Boldre may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we look for on each type of roof

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours at a house, as part of a look at the roof around the stack. Older rural homes like those around East Boldre can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Advice

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

What happens if roof problems are left?

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. For older village homes like those around East Boldre, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Chimney surveys in East Boldre: local notes

The coast is about 3 miles or less from East Boldre, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. With Beaulieu Palace House about 1.3 miles north-east, East Boldre sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Beaulieu Road station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of St Paul: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Beaulieu Village Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

East Boldre is about 5 miles north-east of Lymington, in Hampshire. Surveys in East Boldre work the same way as everywhere we cover: a careful inspection, photographs and a written report. FAQs for East Boldre

Do roofs near the sea, like those around East Boldre, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

I let a flat near Beaulieu Road station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details.

What causes damp on a chimney breast?

Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

What do I do with the report?

You’ll get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Useful tips for East Boldre property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep the report to compare against at the next survey
  • Have the flue swept and checked if you use the fire
  • Never climb onto the roof to look at a chimney
  • Keep track of stains on chimney breasts

Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
