Independent flat roof surveys in East Boldre

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near East Boldre can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Keep pets in another room
  • Move anything stored under the loft hatch

Flat roof survey in East Boldre: what you get

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey mastic asphalt, felt flat roofs and GRP fibreglass, and people most often book us about failed upstands where the roof meets a wall and edge trims that have lifted or split.

Flat roofs on exposed homes in small places like East Boldre take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Do you need a flat roof survey in East Boldre?

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

Typical things we are asked to look at include:

  • Blisters and bubbles in the covering
  • Pools of water lying on the roof
  • Failed upstands where the roof meets a wall
  • Blocked or damaged outlets

If you live in an older home near Church of St Paul, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Before you book any roof surveyor

What a good roof survey covers

Flat roofs in East Boldre

East Boldre is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Historic houses such as Beaulieu Palace House, about 1.3 miles north-east, show how far back building in the area around East Boldre goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Beaulieu Road station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings like Beaulieu Village Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What we look for on each type of roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

What we can’t see

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • An exact number of years the roof has left
  • What’s under the membrane without opening it up
  • Parts of the roof that aren’t safe to walk on or view

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Why act early in East Boldre

A small split in a flat roof is usually a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. For older village homes like those around East Boldre, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

East Boldre: your questions answered

Is my home in East Boldre listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do roofs near the sea, like those around East Boldre, take more of a battering?

It can do. Within about 3 miles of the sea, as East Boldre is, metal fixings wear faster and gales find any loose ridge or slate.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Let us know about it when you book and we’ll plan the survey around it.

What do I do with the report?

You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
