About our flat roof survey in Furzey Lodge

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We survey upstands and outlets, mastic asphalt and EPDM rubber, and people most frequently book us about water getting in at rooflights and edge trims that have lifted or split.

Some older homes in villages like Furzey Lodge are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

After the visit, you get a report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Flat roof surveys around Furzey Lodge

The coast is about 4 miles or less from Furzey Lodge, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

Historic houses such as Beaulieu Palace House, about 1.2 miles east, show how far back building around Furzey Lodge goes. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. For landlords with property near Beaulieu Road station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Beaulieu Village Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • File the paperwork for the roof and any repairs
  • Keep people off the roof unless they need to be there
  • Never stand on rooflights or fragile sheeting
  • Note any new marks on ceilings beneath the roof

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

Your questions about flat roof surveys in Furzey Lodge

Do roofs near the sea, like those around Furzey Lodge, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you come out to Furzey Lodge?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It often sits alongside a buyer’s building survey.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we’ll explain what’s needed.

What affects the cost of flat roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Whether it’s a home or a commercial building
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

We’ll normally ask about:

  • Access details, like a loft hatch or a shared roof
  • Your timetable, like an exchange date
  • What made you get in touch
  • Where the property is, with the postcode

To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Rural addresses near Furzey Lodge can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed
  • Mention any parking restrictions on your street
