Flat roof surveys in Bailey's Hard

How a flat roof survey works in Bailey's Hard

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey GRP fibreglass, upstands and outlets and single-ply membranes, and common reasons people get in touch are outlets that hold water back and loose or cracked edge trims.

Older buildings in small places like Bailey's Hard may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. For a village or hamlet like Bailey's Hard, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

Common questions in Bailey's Hard

Does a conservation area affect roof work in Bailey's Hard?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does being near the coast affect roofs in Bailey's Hard?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Bailey's Hard is within about 2 miles of the coast.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How long is the visit?

It usually takes about 1–2 hours at a typical home, and longer for a large or complex roof. The written report follows by email, on the timescale of your package.

How many years has my flat roof got left?

We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Landlords, agents and block managers in Bailey's Hard

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Different roofs, different checks

Felt and built-up roofs

On felt, the upstands and edge details frequently fail before the main surface. We check each one and photograph any that have split or pulled away.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

Local flat roofs in Bailey's Hard

Signs you need a flat roof survey in Bailey's Hard

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

We’re often asked to look at:

  • Gaps at upstands and abutments
  • Water getting in at rooflights
  • Damaged trims at the roof edge
  • Outlets that hold water back

If you look after a building like Beaulieu Village Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
