Flat and commercial roofs around Dibden

Dibden is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you look after a shop, office or commercial unit, for example near Westquay, the flat roofs over shops and commercial units are worth checking before a leak, not after. Medieval Merchant's House lies about 2.5 miles north, so building around Dibden goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

Dibden is about 1 mile west of Hythe, in Hampshire. Whether the building in Dibden is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across Hampshire, we cover Dibden and the places around it.

Flat roof survey in Dibden: what you get

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey GRP fibreglass, single-ply membranes and mastic asphalt, and common reasons people get in touch are raised blisters across the surface and edge trims that have lifted or split.

In a smaller place like Dibden, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering
  • Structural calculations, which need a structural engineer

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass
  • Mastic asphalt

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Your questions about flat roof surveys in Dibden

Does a conservation area affect roof work in Dibden?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Dibden, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How long will you be at the property?

It usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. You will then get the report by email, on the timescale of your package.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when booking.

What’s the best way to book?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and some details about the roof. Surveys run seven days a week.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Treat rooflights and old sheeting as fragile
  • Plan a survey before the covering reaches the end of its usual life
  • Note where water lies after a downpour
  • Check the outlets after the leaves fall

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

What happens on the day

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. Most surveys take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. A visit to Dibden is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Check we can get to the back of the property
  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand

Advice

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Building height and the viewpoints available
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

Getting in touch

Before you get in touch, it’s useful to have:

  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Do you need a flat roof survey in Dibden?

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Signs worth acting on include:

  • Outlets choked with leaves and silt
  • Loose or cracked edge trims
  • Dips that suggest the deck is deflecting
  • Upstands pulling away from walls

If you let a flat or house near Southampton Town Quay station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
