Flat roof survey in The Hummicks

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey upstands and outlets, single-ply membranes and GRP fibreglass, and the problems we’re asked to look at most are upstands pulling away from walls and leaks around rooflights.

Somewhere as small as The Hummicks, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Around The Hummicks, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Let us know about parking near the property
  • Move anything stored under the loft hatch

Advice

Flat roof surveys in The Hummicks: local notes

The coast is about 2 miles or less from The Hummicks, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Beaulieu Road station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Historic houses such as Beaulieu Palace House, about 0.9 miles north-west, show how far back building around The Hummicks goes. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. For site and facilities teams at buildings such as Beaulieu Village Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

The Hummicks is about 4 miles south-west of Hythe, in Hampshire. Roofs in The Hummicks get the same thorough look as anywhere else in Hampshire. Our Hampshire coverage includes The Hummicks. You can also see our page for Southampton.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof will not leak in future
  • Parts of the roof that are not safe to walk on or view
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber

Landlords, agents and block managers in The Hummicks

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Clear roof outlets and gutters each autumn
  • Book a survey every few years
  • Check new fixings through the roof are properly sealed
  • Note where water lies after a downpour

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys normally lasts longer.

What happens if roof problems are left?

A small split in a flat roof is usually a modest job when it is found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. For an older or listed building in a place like The Hummicks, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Questions from The Hummicks

Does being near the coast affect roofs in The Hummicks?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is my home in The Hummicks listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. We confirm the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or send us an email.

How long will you be at the property?

Most surveys take about 1–2 hours on an ordinary house, and more on a big or complicated roof. The report follows by email.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
