Common roof problems in Ashlett

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Common reasons to book include:

  • Cracked or blistered flat roof coverings
  • Crumbling chimney pointing or cracked flaunching
  • Gutters that overflow in heavy rain
  • Cracked mortar along the ridge

Landlords with a home close to Hamble station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking anyone

  • How they plan to inspect the roof safely
  • Will they check the loft as well as the outside?
  • How long the report takes to arrive
  • Will the report include photos?

What a roof survey includes

How a roof survey works in Ashlett

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. If you’ve noticed blocked, sagging or leaking gutters and slates or tiles that have slipped or broken, a survey will tell you what’s going on, on lead flashings, natural slate and the roof space alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for a house, or half a day or so for a commercial building. Cottages and farmhouses around Ashlett often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

  • Jot down any questions you want answered
  • Tell us about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices

Advice

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your questions about roof surveys in Ashlett

Does being near the coast affect roofs in Ashlett?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can a landlord with a rental near Hamble station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or email us.

How do I arrange a roof survey in Ashlett?

To arrange a survey, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

Ashlett homes and their roofs

Ashlett is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Beaulieu Palace House lies about 4.7 miles west, so building around Ashlett goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. Take a building like Fawley Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What affects the cost of roof surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • The number of roofs, including extensions and garages
  • Roof area
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What to tell us when you contact us

A little information up front helps. Please include:

  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or drop us an email.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. For older village homes like those around Ashlett, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An exact number of years the roof has left
  • Faults hidden behind ceilings or boarding
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
