Roof surveys for homes and businesses in Hillstreet

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. If you’re worried about ridge tiles that have lifted or moved and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it.

Somewhere as small as Hillstreet, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Your questions about roof surveys in Hillstreet

Is the coastal weather around Hillstreet hard on roofs?

It can do. Hillstreet is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Hillstreet within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How much does a roof survey cost in Hillstreet?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What’s the best way to book?

Simply ring 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

Do you inspect the roof from on top?

Only when it’s safe. We also use views from ground level, windows and the roof space, and Premium includes a drone where it applies.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you need a roof survey in Hillstreet?

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

Problems we come across often include:

  • Ridge tiles that have lifted or moved
  • Loose chimney pots
  • Gaps in the roof where coverings have gone
  • Blocked, sagging or leaking gutters

For an older house near a landmark such as St Anne's, its roof may have old fixings, lead flashings and chimneys that need a closer look.

  • What the survey won’t cover
  • Whether the price includes VAT

What a good roof survey covers

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • How the roof will behave in every kind of weather
  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

Roofs we survey in Hillstreet

  • Lead flashings
  • Flat roofs
  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Ridges, hips and valleys

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Hold on to the report for future surveys
  • Let us know about past leaks
  • Ask about a flat roof on an extension or garage too
  • Keep a record of damp patches and dates

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

Different roofs, different checks

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Somewhere as small as Hillstreet, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photographs and recommendations.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches
  • Keep pets in another room

Roof surveys in Hillstreet: local notes

Hillstreet is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Totton station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Calmore Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
