FAQs for Newbridge

Will you come out to Newbridge?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Newbridge?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How do I arrange a roof survey in Newbridge?

To book, ring 07833 053749 or send us an email and let us know the address and what you want to find out. We will confirm the price and find a day that suits.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Roof survey in Newbridge

We survey roofs in Newbridge and across London and South East England. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or use the contact form. We survey clay and concrete tiles, chimney stacks and the roof space, and people most often book us about leaking gutter joints and downpipes and ridge tiles that have lifted or moved.

In a small place like Newbridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Newbridge, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Advice

Honest limits

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • How the roof will behave in every kind of weather
  • A full building survey of the property
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Flat roofs
  • The roof space
  • Lead flashings
  • Ridges, hips and valleys

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.

What we are asked to look at in Newbridge

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Typical things we’re asked to look at include:

  • Leaning or weathered chimney stacks
  • Worn lead at chimneys and abutments
  • Leaking gutter joints and downpipes
  • Slipped, cracked or missing slates and tiles

The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Whether the inside of the roof is included
  • Will the report include photos?
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report

What’s in a roof survey

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Natural slate

Slate is one of the most durable roof coverings, but its nails frequently corrode first. We check for slipped, cracked and missing slates.

Roofs, chimneys and gutters in Newbridge

Newbridge is within about 5 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
