Roof survey in Cadnam: what you get

Our roof surveys cover Cadnam and the wider South East. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or drop us an email. Common reasons to book are loose ridge or hip tiles and flashings that have come away from the wall, across chimney stacks, natural slate and flat roofs.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Mention any flat roofs as well as the main roof
  • Keep the report with your property records
  • Check the roof from ground level after storms
  • Do not climb onto the roof yourself

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Roof surveys in Cadnam: local notes

The coast is about 5 miles or less from Cadnam, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Bartley Church of England Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time. With Landford Manor about 4.6 miles north-west, the area around Cadnam has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey will not do:

  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

What this survey covers

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • Chimney stacks
  • Natural slate
  • Flat roofs
  • The roof space

Why it is worth a survey now in Cadnam

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. Outbuildings and barns around Cadnam are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask. In a hamlet or village like Cadnam, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors

Advice

How we price roof surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • The property’s address and postcode
  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Common questions in Cadnam

Does being near the coast affect roofs in Cadnam?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Cadnam listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

What’s the best way to book?

Just call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
