Thermal imaging roof survey in Hillyfields, Southampton
Thermal imaging to find moisture and heat loss patterns in a roof in Hillyfields, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Damp around chimneys and parapets
- Missing or slipped insulation
- Wet insulation beneath the membrane
What a thermal roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Clear results when the conditions on the day are poor
- Whether the deck or roof structure is strong enough
- An energy rating for the building

About our thermal roof survey in Hillyfields
Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That’s why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding can’t be confirmed, the report suggests a next step. We survey pitched roof slopes, commercial roofs and ceilings below the roof, and common reasons people get in touch are wet insulation beneath the membrane and gaps in loft insulation.
In smaller places like Hillyfields, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from the ground.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Why get it checked now?
Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. In a smaller place like Hillyfields, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.
Prices start from £400, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Common questions in Hillyfields
Is Hillyfields in the area you cover?
Yes, Hillyfields is one of the places we work. The survey and report are the same in Hillyfields as anywhere else, and visits run on weekdays and weekends.
Is Hillyfields within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Does the weather affect a thermal survey?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
How much does a thermal roof survey cost?
Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What you can safely check yourself
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Hillyfields is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
How to prepare
- Tell us about any leaks, stains or damp patches you know of
- Jot down any questions you want answered
- Leave side gates unlocked

Drones, thermal imaging and Hillyfields roofs
The coast is about 2 miles or less from Hillyfields. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If yours is one of the older homes in the streets near All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. If you look after a building like Holy Family Catholic Primary School, big roofs are where aerial photos and thermal images show the most at once.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Do not climb onto the roof to look for leaks yourself
- File the images with your roof records
- Move stored items away from the loft hatch
- Take photos of stains as they appear, so we can compare
If the images suggest moisture that cannot be confirmed, we will say what would help next, for instance electronic leak detection or a roofer opening up a small section.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
What we are asked to look at in Hillyfields
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.
Problems we come across often include:
- Leaks far from where the stain appears
- Areas losing heat at the eaves and junctions
- Thin or uneven insulation in the roof
- Damp where roofs meet walls and chimneys
With Southampton Tudor House and Garden about 3.7 miles south-east, the area around Hillyfields has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager doesn’t touch the roof itself.
Choosing a roof surveyor
- Is VAT included in the price?
- What the report includes, and whether it has photos
- Whether any drone flown is registered with the CAA
- Is there a chance to talk the report through?
