How a thermal roof survey works in Bassett Green

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’re worried about patches of heat loss across the roof and leaks far from where the stain appears, we can find out what’s behind it, on ceilings below the roof, insulated roof spaces and flat roofs alike.

Even in a smaller place like Bassett Green, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Roof by roof

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

Drones, thermal imaging and Bassett Green roofs

The coast is about 3 miles or less from Bassett Green, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. The flight restriction zone around Southampton Airport covers Bassett Green, or comes right up to its edge. Where the drone is part of the survey, we ask the airport for permission first, and only fly if it is given.

If yours is one of the older homes in the streets near St Alban's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. South Stoneham House, about 0.6 miles east, is one of the historic houses in the wider area around Bassett Green. Bassett Green questions

Is drone flying allowed in Bassett Green?

That depends on where the roof is and on the weather. Bassett Green is inside, or right on the edge of, the flight restriction zone around Southampton Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Do you cover smaller places like Bassett Green?

Yes. Bassett Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Can a thermal survey trace a roof leak?

It frequently helps show where to look. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes an hour or two for a house; commercial roofs usually need 3–4 hours. A visit to a smaller place like Bassett Green is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Common roof problems in Bassett Green

Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.

We’re frequently asked to look at:

  • Thin or uneven insulation in the roof
  • Moisture around outlets and upstands
  • Cold areas below the roof
  • Patches of heat loss across the roof

If you look after a shop, office or commercial unit, for example near Marlands Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most.

Questions to ask before booking

  • What experience they bring
  • Their report turnaround times
  • What follow-up you get after the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

Leave it or get it looked at?

A damp patch that keeps coming back typically has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, rather than more guesswork. With lower homes, common in places like Bassett Green, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Prices quoted always include VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Remember the conditions on the day affect the results
  • Don’t switch the heating off before the visit
  • Check outlets after heavy rain
  • Tell us where and when you’ve seen damp or stains

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.
