Redbridge: your questions answered
Is the coastal weather around Redbridge hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Redbridge is within about 1 mile of the coast.
How do I find out if my home in Redbridge is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
How can you see the top of the stack?
We look from ground level, from windows and from the loft where it is safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
Do you cover Redbridge?
Yes. Our area covers London and South East England, Redbridge included.
Is it a problem to have an unused chimney?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
How much is a survey?
Chimney survey starts from £150, including VAT. We confirm the price for your survey before you book, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.
Chimney survey in Redbridge
If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey lead flashings, brick chimney stacks and shared and party-wall stacks, and common reasons people get in touch are damp on a chimney breast inside and lifted or split lead flashings.
Somewhere as small as Redbridge, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

What a chimney survey looks like in Redbridge
The coast is about 1 mile or less from Redbridge, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. The wider area around Redbridge has a long history of building, with Southampton Tudor House and Garden about 3.3 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you own one of the older houses in the streets near All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces like St James' Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What a survey costs
All our prices include VAT. What changes the price is:
- Which survey package you book
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, like extensions, dormers and garages
- Height and safe access
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the exact price before booking.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Where any leaks, stains or damp patches show inside
- Any deadline, such as an exchange date
- Where the property is, with the postcode
- Whether there’s a loft hatch, a shared roof or tricky access
Most bookings start with a short call: call 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.
The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two on an ordinary house, and about three to four hours for a commercial roof. Rural addresses near Redbridge can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
- You get a written report with photos and our recommendations.
Before the survey
- Have any questions written down, so nothing gets missed
- Have any paperwork from past roof work to hand
- Let us know about parking near the property

How the survey changes by roof type
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.
Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.
What we’re asked to look at in Redbridge
TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.
A survey can pick up problems such as:
- Damaged chimney pots and cowls
- Eroded joints in the brickwork
- Staining on walls around the chimney
- Unused flues sealed without airflow
Anyone responsible for a site like Redbridge Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Questions to ask before booking
- Which parts of the roof they’ll actually see
- Their drone registration, if they fly one
- What insurance they carry
- Is VAT included in the price?
