What we look for on each type of roof

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

About our flat roof survey in North Stoneham

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about upstands pulling away from walls and splits and cracks in the covering, we can find out what’s behind it, whatever the roof.

Somewhere as small as North Stoneham, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near North Stoneham can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a photo-illustrated written report and our recommendations.

What a flat roof survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations, which need a structural engineer
  • A fixed date for when the roof will need replacing
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

North Stoneham questions

Is North Stoneham within the area you cover?

Yes, North Stoneham is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does being near the coast affect roofs in North Stoneham?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do you give a life expectancy for the roof?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Do you check flat roofs for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Do you need a flat roof survey in North Stoneham?

The details are frequently where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.

Signs worth acting on include:

  • Gaps at upstands and abutments
  • Edge trims that have lifted or split
  • Failed seals around rooflight kerbs
  • Splits and cracks in the covering

If you look after a shop, office or commercial unit, for instance near Marlands Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Questions to ask before you book

  • Will the report include photos?
  • Their insurance cover
  • What follow-up you get after the report
  • What they will not be able to tell you

What to expect from a roof survey

Landlords, agents and block managers in North Stoneham

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof, with photos, which helps you plan work between tenancies.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

What a flat roof survey looks like in North Stoneham

North Stoneham is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. The wider area around North Stoneham has a long history of building, with South Stoneham House about 1.3 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If your home is one of the older ones in the streets near St. Nicolas' Church, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Southampton Airport Parkway station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

North Stoneham is about 2 miles south-west of Eastleigh, in Hampshire. Whether the building in North Stoneham is a house, a flat or a commercial unit, the roof can be surveyed. We cover towns and villages across Hampshire, large and small.

Surveys in SO50 work the same way as everywhere else we cover. Streets in the area include Turnor Way and Stoneham Lane, all of which we cover. Close by, we survey roofs in Swaythling (1 mile south), Bassett Green (1 mile south), Mansbridge (1 mile south-east), Eastleigh (2 miles north-east) and Boyatt Wood (2 miles north-east). Within a short drive, we also cover Winchester (8 miles north), Gosport (14 miles south-east), Fareham (11 miles south-east), Totton (6 miles south-west), Hedge End (4 miles south-east) and Romsey (5 miles north-west).

Useful tips for North Stoneham property owners

Over many surveys, some simple habits stand out:

  • File the paperwork for the roof and any repairs
  • Book a survey every few years
  • Watch the ceilings below the flat roof for stains
  • Keep clear of rooflights and fragile roof sheets

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
