Flat roof surveys for homes and businesses in Welborne

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed ponding water that doesn’t drain away and water getting in at rooflights, a survey will tell you what’s going on.

Somewhere as small as Welborne, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. Where a roof is exposed, as many are in small places like Welborne, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Questions from Welborne

Will you come out to Welborne?

Yes, Welborne is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Welborne?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How much is a survey?

Flat roof survey starts from £150, including VAT. We confirm the price for the job before you book, based on the roof’s size, access and package. To get a price, call 07833 053749 or drop us an email.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Welborne, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Let us know where we can park nearby
  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft

Common roof problems in Welborne

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Signs worth acting on include:

  • Loose or cracked edge trims
  • Outlets that hold water back
  • Dips that suggest the deck is deflecting
  • Leaks around rooflights

For landlords with property near Fareham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What a roof survey includes

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Note where water lies after a downpour
  • Keep people off the roof unless they need to be there
  • Treat rooflights and old sheeting as fragile
  • Have the roof looked at again after a severe storm

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys normally lasts longer.

How we price flat roof surveys

Prices vary from roof to roof, for these reasons:

  • Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own
  • Roof area

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Getting in touch

Before you get in touch, it helps to have:

  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • The type of building and roof, like pitched or flat

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Flat roof surveys in Welborne: local notes

Welborne lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you look after a building such as The Henry Cort Community College, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. The streets around a church such as Church of St Francis are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems usually start.
