Flat Roof Survey in Nob's Crook
Not sure what state the flat roof is in? We carry out flat roof surveys in Nob's Crook and across Hampshire, with plain-English findings.
- Blisters and bubbles in the covering
- Splits and cracks in the covering
- Upstands pulling away from walls
How the survey works
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for most houses; commercial roofs usually need 3–4 hours. Older rural homes like those around Nob's Crook can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before the survey

Advice
How a flat roof survey works in Nob's Crook
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. We survey single-ply membranes, felt flat roofs and mastic asphalt, and people most frequently book us about failed seals around rooflight kerbs and dips that suggest the deck is deflecting.
Older buildings in small places like Nob's Crook may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What happens if roof problems are left?
Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. In a place like Nob's Crook, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Flat and commercial roofs around Nob's Crook
The wider area around Nob's Crook has a long history of building, with South Stoneham House about 4.6 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
For an older house near a landmark such as Church of the Holy Trinity, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like Colden Common Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Nob's Crook questions
Will you come out to Nob's Crook?
Yes. Nob's Crook is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Does a conservation area affect roof work in Nob's Crook?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
What does a roof survey cost?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
When you need someone else
In fairness, there are limits to any roof survey:
- A fixed date for when the roof will need replacing
- Asbestos testing, which needs a specialist asbestos surveyor
- Hidden layers beneath the covering

Roof types and parts we check
- EPDM rubber
- Single-ply membranes
- GRP fibreglass
- Upstands and outlets
- Felt flat roofs
- Mastic asphalt
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Different roofs, different checks
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Common roof problems in Nob's Crook
Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.
It’s worth booking a survey if you’ve seen:
- Failed seals around rooflight kerbs
- Signs of deflection in the roof deck
- Ponding water that doesn’t drain away
- Failed upstands where the roof meets a wall
Landlords with a home close to Eastleigh station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.
