Flat roof surveys in Newtown

Flat roof surveys for homes and businesses in Newtown

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We survey GRP fibreglass, EPDM rubber and upstands and outlets, and the problems we’re asked to look at most are raised blisters across the surface and standing water left after rain.

Older buildings in small places like Newtown may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Nothing in the report is left vague: where something needs attention, it says so plainly.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Newtown can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear
  • Keep pets in another room

What affects the price in Newtown

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Height and safe access
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, such as an exchange date

Newtown: your questions answered

Is the coastal weather around Newtown hard on roofs?

It can do. Within about 5 miles of the sea, as Newtown is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Newtown is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the price for your roof before you book. For a price, ring 07833 053749 or use the contact form.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

What happens after the survey?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Ask whoever fits equipment on the roof to make good the covering
  • Never stand on rooflights or fragile sheeting
  • Check from a window for ponding after heavy rain
  • Book a survey every few years

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A fixed date for when the roof will need replacing

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What a flat roof survey looks like in Newtown

The coast is about 5 miles or less from Newtown, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start. Take a building like Newtown Soberton Infant School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Portchester station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
