Flat roof survey in Hoe Gate
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. We are frequently asked to look into splits, cracks and crazing and ponding water that doesn’t drain away, on felt flat roofs, upstands and outlets and GRP fibreglass.
In a village or hamlet like Hoe Gate, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Your questions about flat roof surveys in Hoe Gate
Is my home in Hoe Gate listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Hoe Gate?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
What does ponding on a flat roof mean?
Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Do you check flat roofs for asbestos?
We do not test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
What’s the best way to book?
The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.
Tips from our surveys
These tips come from what we see on roofs every week:
- Note the date and type of any roof work
- Never stand on rooflights or fragile sheeting
- Check new fixings through the roof are properly sealed
- Check from a window for ponding after heavy rain
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so anyone reading it can see what we saw.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys normally lasts longer.
The survey, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Hoe Gate can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Keep pets in another room
- Tell us where we can park nearby
- For a flat or shared roof, check access with whoever owns or manages the building

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
Landlord and commercial surveys in Hoe Gate
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.
Different roofs, different checks
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.
What we can’t see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Hidden layers beneath the covering
- A structural engineer’s assessment of the deck
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.
Roof types and parts we check

Local flat roofs in Hoe Gate
Hoe Gate is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For landlords with property near Portchester station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as Newtown Soberton Infant School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near Church of the Holy Trinity, the joins between later flat roofs and the old walls are where problems usually start.
Hoe Gate is about 4 miles north-west of Waterlooville, in Hampshire. If you’re in Hoe Gate, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. We cover towns and villages across Hampshire, large and small. There’s also a page for Portsmouth.
