What a roof leak investigation does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Putting the leak right
  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What a survey covers and doesn’t.

About our roof leak investigation in Newtown

Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. If you’re worried about drips in the loft during heavy rain and water marks that spread in wet weather, we can find out what’s behind it.

Somewhere as small as Newtown, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Make sure the loft is accessible
  • Photograph the stain each time it appears
  • Keep water away from lights and sockets
  • Catch drips in a bucket and protect the floor

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.

Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Newtown questions

Will you come out to Newtown?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Newtown?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

How long does the visit take?

It usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How much is a survey?

Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Roof by roof

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are looked at.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Why get it checked now?

A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. For older village homes like those around Newtown, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Leaks and storm damage in Newtown

Newtown is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

If you own a rental within reach of Portchester station, a tenant living with a leak needs the cause found, not just the stain painted over. The streets around a church like Church of the Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For site and facilities teams at buildings like Newtown Soberton Infant School, a leak through a large roof is often found some distance from where the water shows inside.

Newtown is about 5 miles north-west of Waterlooville, in Hampshire. Newtown gets the same service as everywhere else we work: a close look at everything that’s safely in view, photos and a clear written report. Our area takes in places right across Hampshire. We also survey roofs in Portsmouth.

Here we cover the PO17 postcode area for roof leak investigations. We offer roof leak investigations to properties on Church Road, Hundred Acres Road and Ingoldfield Lane. How it works

Once we have finished looking, we write up our findings in a report with photos. As for time on site, it usually takes about one to two hours for a house, or half a day or so for a commercial building. In a small place like Newtown, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room
  • If it is not your property yet, arrange access through the agent
