Pre-purchase roof surveys for Newtown homes and businesses

About our pre-purchase roof survey in Newtown

Some roofs can’t be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from the ground, windows and the loft instead. If you’ve noticed patch repairs that may hide an ongoing problem and gutters that overflow or drip at the joints, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Newtown, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Honest limits

It is useful to know what a survey will not do before booking:

  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers

What a survey costs

All our prices include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

Before you get in touch, it helps to have:

  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Newtown questions

Is my home in Newtown listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Newtown within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I book a survey in Newtown?

It is easiest to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will take it from there. We survey on weekdays and at weekends.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photos. It isn’t a RICS survey and does not cover the rest of the house.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

How the survey changes by roof type

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Signs you need a pre-purchase roof survey in Newtown

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.

A survey makes sense if you’ve noticed:

  • Slates or tiles that have slipped or gone
  • Sagging ridge lines or uneven roof slopes
  • Blocked or leaking gutters
  • Blistered or split felt on a flat roof

If you let a flat or house near Portchester station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before booking any roof surveyor

  • When you’ll get the report
  • Whether they hold professional indemnity and public liability insurance
  • What the report includes, and whether it has photographs
  • Is VAT included in the price?

What a good roof survey covers

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. In a hamlet or village like Newtown, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Move anything stored under the loft hatch
  • If it is not your property yet, arrange access through the agent
  • Keep pets in another room

Booking a survey

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

Advice

Pre-purchase roof surveys in Newtown: local notes

Newtown lies within about 5 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take an older house close to Church of the Holy Trinity: the roof may have had decades of patch repairs, and the survey shows where they are.

Newtown is about 5 miles north-west of Waterlooville, in Hampshire. Bookings from Newtown are handled just like any other: a call or an email, a price, then a date. Newtown is one of the towns and villages in Hampshire we cover for pre-purchase roof surveys. We also survey roofs in Portsmouth.

Surveys in PO17 are booked the same way as anywhere else. We cover properties on Church Road, Hundred Acres Road and Ingoldfield Lane and the roads around them. Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
