Common questions in Hoe Gate

Is my home in Hoe Gate listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do roofs near the sea, like those around Hoe Gate, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Will you climb onto the roof?

Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.

How a pre-purchase roof survey works in Hoe Gate

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you’ve noticed a ridge or slope that dips and loose pots and cracked flaunching, a survey will tell you what’s going on, on natural slate, flat-roofed extensions and dormers and gutters and downpipes alike.

In a village or hamlet like Hoe Gate, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a pre-purchase roof survey looks like in Hoe Gate

The coast is about 5 miles or less from Hoe Gate, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If your home is one of the older ones in the streets near Church of the Holy Trinity, the roof may have had decades of patch repairs, and the survey shows where they are.

When to book a survey in Hoe Gate

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.

People normally book a survey after spotting something like this:

  • Cracked flaunching or crumbling chimney pointing
  • Damp timbers or stains in the loft
  • A ridge or slope that dips
  • Blistered or split felt on a flat roof

If you let a flat or house near Portchester station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What happens after the report arrives
  • Is VAT included in the price?
  • Their report turnaround times

What’s in a roof survey

Checking the roof from the ground

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we are there. Older roofs in small places like Hoe Gate can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a report with photographs and recommendations, ready for you to use before exchange.

What we look for on each type of roof

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We look at their linings and outlets from wherever is safe.

What affects the price in Hoe Gate

Prices always include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • Which survey package you book
  • The size of the roof

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Booking your survey

Before you get in touch, it helps to have:

  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel
  • Your timetable, such as an exchange date
  • Access details, like a loft hatch or a shared roof

Most bookings start with a short call: call 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

What happens if roof problems are left?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. For older village homes like those around Hoe Gate, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
