About our pre-purchase roof survey in Worlds End

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, while you’re not yet committed. We survey on any day of the week, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey chimney stacks, lead flashings and valleys and gutters and downpipes, and people most often book us about slates or tiles that have slipped or gone and worn or lifted lead flashings.

Some older homes in villages like Worlds End are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

We keep jargon out of it: where something needs attention, it says so plainly.

How the survey changes by roof type

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Questions from Worlds End

Is Worlds End within the area you cover?

Yes, Worlds End is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Worlds End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you go up on the roof?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

Tips that help

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask who repairs the roof under the lease
  • Pass the findings to your conveyancer
  • Find out whether the roof has been replaced or patched
  • Request records of any re-roofing

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

Leave it or get it looked at?

Plenty of buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. For older village homes like those around Worlds End, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why us?

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. In a hamlet or village like Worlds End, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Getting ready for the survey

  • Note where any stains or damp appear
  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work

Advice

Worlds End homes and their roofs

Worlds End lies within about 4 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of Portchester station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. In and around Worlds End, as anywhere, a roof is easiest to deal with when its problems are found early.

Worlds End is about 3 miles west of Waterlooville, in Hampshire. We survey roofs in Worlds End and the surrounding area across London and South East England. Worlds End is one of the towns and villages in Hampshire where we work for pre-purchase roof surveys. Portsmouth is in our area too.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Anything beyond the roof, which a full home survey covers
  • Defects hidden under coverings or inside walls without opening up
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
