Roof leak investigations near Southend

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Roof leak investigations for homes and businesses in Southend

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it is safe to see it. If you are worried about stains around a skylight and damp on a chimney breast, a survey will tell you what’s going on.

Somewhere as small as Southend, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about roof leak investigations in Southend

Will you come out to Southend?

Yes, Southend is on our map. Villages and rural addresses get the same survey as a town house.

Is the coastal weather around Southend hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

For landlords and managing agents

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the leaking roof, useful for planning maintenance.

Businesses and commercial landlords can book us too. Bigger roofs take more time.

What a survey costs

We confirm the exact price before booking. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • Which survey package you book
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Booking your survey

You don’t need to know any roofing terms. Just let us know:

  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • The type of building and roof, like pitched or flat

To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

How the survey changes by roof type

Valleys

A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.

Leaks and storm damage in Southend

The coast is about 5 miles or less from Southend, so there’s more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

For site and facilities teams at buildings such as Newtown Soberton Infant School, tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Portchester station, a clear finding on where water gets in helps you brief a roofer straight away. For an older house near a landmark such as Church of the Holy Trinity, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Around Southend, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Clear the way to the loft hatch
  • Check we can get to the back of the property

Advice

Tips from our surveys

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Move stored items away from the hatch
  • Protect furniture and flooring under the leak
  • Mention earlier attempts to fix the leak
  • Have an electrician check any wet fittings

Your report arrives by email. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
