Landlord roof surveys in Southend and the rest of Hampshire. We survey on any day of the week.

Roof by roof
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. We note what we can see.
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Landlord roof survey in Southend: what you get
A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. We survey rented houses, shared roofs and blocks of flats, and people most often book us about slipped or missing slates and tiles and parapets and upstands in poor repair.
Somewhere as small as Southend, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets

Booking your survey
If you can, have these to hand when you contact us:
- What kind of property and roof it is
- Access details, such as a loft hatch or a shared roof
- Your postcode, so we can check access and travel
- What made you get in touch
Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours at a typical home, and longer for a large or complex roof. In a hamlet or village like Southend, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- If you are buying, check with the agent that we can get in
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices

Your questions about landlord roof surveys in Southend
Is my home in Southend listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do roofs near the sea, like those around Southend, take more of a battering?
It can do. Southend is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.
Who do you carry out landlord roof surveys for?
We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Owners in a shared building book it too.
Do you work in Southend?
Yes. We survey roofs in Southend and the rest of Hampshire, as part of our work across London and South East England. For a price, call 07833 053749 or email us.
Will you need to get into tenants’ homes?
Sometimes, yes. If the loft space or a flat roof is reached through a flat, we need access to it, so residents need notice.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
When you need someone else
It is a careful look at the let or shared roof, not the whole story. The main limits are:
- Roof areas we weren’t given access to
- Structural calculations or an engineer’s report
- Confirming asbestos in older roof materials
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

Signs you need a landlord roof survey in Southend
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.
A survey makes sense if you’ve noticed:
- Choked outlets and gutters
- Chimney stacks in poor repair
- Ponding or splits on flat roofs
- Flashings that have come away
Anyone responsible for a site like Newtown Soberton Infant School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Questions to ask before you book
- When you will get the report
- How long they’ve been surveying roofs
- What happens after the report arrives
- Whether the loft is part of the inspection
Landlord roof surveys in Southend: local notes
The coast is about 5 miles or less from Southend, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Portchester station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church like Church of the Holy Trinity are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
