Landlord roof survey in Worlds End
Our landlord and block roof surveys cover Worlds End and the rest of London and the South East. Time on site typically takes about one to two hours for a single let house, with blocks of flats taking longer. We inspect from the ground, vantage points, the loft space and the roof where it’s safe including by drone where applicable. You then get a report with photographs. We survey rented houses, gutters and downpipes and blocks of flats, and common reasons people get in touch are gaps where tiles or slates have slipped and damp or stains in top-floor flats.
Somewhere as small as Worlds End, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

When you need someone else
It helps to know what a survey will not do before booking:
- Structural calculations or an engineer’s report
- A full building survey of every part of the property
- Asbestos testing of roof sheets or soffits
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and doesn’t.
What we check
- Blocks of flats
- Gutters and downpipes
- Flat roofs on blocks
- Rented houses
- Converted houses
- Shared roofs
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
When to book a survey in Worlds End
Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs and how soon.
A survey can pick up problems such as:
- Cracked or lifting flashings
- Ponding or splits on flat roofs
- Missing or loose roof coverings
- Chimney stacks in poor repair
In and around Worlds End, as anywhere, a roof is easiest to deal with when its problems are found early.
What to check before booking
- What follow-up you get after the report
- Whether VAT is in the quoted price
- Their track record with similar roofs
- When you’ll get the report
Landlord roof surveys around Worlds End
The coast is about 4 miles or less from Worlds End, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
Landlords with a home close to Portchester station may find that a dated record of the roof is useful when planning maintenance across a let.

What affects the cost of landlord roof surveys
To price your survey, we check:
- Whether you choose the Basic, Standard or Premium Survey
- How complicated the roof is, with its valleys, chimneys and parapets
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
To price your survey accurately, we will ask about:
- What kind of property and roof it is
- Any deadline, such as an exchange date
- What made you get in touch
- The property’s address and postcode
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.
Useful tips for Worlds End property owners
Most of what helps is simple and safe from the ground. A few suggestions:
- Make sure the roof space can be accessed
- Survey the roof on a regular cycle
- Tell tenants when we’re coming
- Put urgent roof work at the top of the list
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Act on urgent items in the report first and schedule the others. Left alone, minor faults typically get worse.

Your questions about landlord roof surveys in Worlds End
I let a flat near Portchester station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or drop us an email and let us know about the building.
Is Worlds End within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
How long is the visit?
Most surveys take about 1–2 hours for a single let house, with blocks of flats taking longer. The report follows by email.
Will you go up on the roof?
Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Worlds End frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Before the survey
- If you are buying, check with the agent that we can get in
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey
