Landlord roof surveys for Newtown homes and businesses

Landlord roof surveys for homes and businesses in Newtown

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the loft space where there’s safe access. If you are worried about loose ridge or hip tiles and slipped or missing slates and tiles, we can find out what’s behind it.

In a village or hamlet like Newtown, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Common roof problems in Newtown

Many blocks and converted houses have several roof types. Each wears differently and the smaller roofs are easy to forget.

A survey can pick up problems like:

  • Parapets and upstands in poor repair
  • Ceiling stains reported by tenants
  • Choked outlets and gutters
  • Gaps where tiles or slates have slipped

Take an older house close to Church of the Holy Trinity: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • What experience they bring
  • Whether any drone flown is registered with the CAA
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top

What to expect from a roof survey

What we look for on each type of roof

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch and you’ll need to arrange it.

Why act early in Newtown

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. In a place like Newtown, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Why us?

  • Independent findings on the roof’s condition
  • Professional indemnity and public liability insurance
  • More than 5,000 surveys completed
  • More than 20 years surveying roofs

Prices for landlord roof surveys in Newtown

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

When you call or email, these details help:

  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • Any photos you have, taken from the ground or a window

Once you know what you need, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

What happens on the day

Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, most surveys take an hour or two for a house, and longer for a block or a building with several roofs. Rural addresses near Newtown can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare

  • Keep pets out of the way during the survey
  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Newtown: your questions answered

Is my home in Newtown listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Portchester station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How do I arrange a landlord roof survey in Newtown?

Simply ring 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date.

Do you cover Newtown?

Yes. We survey roofs in Newtown and the rest of Hampshire. To book, phone 07833 053749 or send us an email.

How much is a survey?

Landlord roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Do you climb onto every roof?

Only if it’s safe. We inspect what can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Newtown homes and their roofs

Newtown lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you look after a building like Newtown Soberton Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Portchester station, a roof report helps you deal with small faults before they turn into a call from a tenant.
