Independent flat roof surveys in Charlwood

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Older roofs in small places like Charlwood can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Dig out any old roof reports or invoices
  • Make sure the loft hatch can be reached
  • For flats, make sure roof access has been agreed

Advice

Flat roof survey in Charlwood

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’ve noticed damaged trims at the roof edge and outlets choked with leaves and silt, a survey will tell you what’s going on, on single-ply membranes, felt flat roofs and EPDM rubber alike.

In a village or hamlet like Charlwood, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • What’s under the membrane without opening it up
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. What our survey covers.

Roof types and parts we check

  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes

How the survey changes by roof type

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Flat roof surveys around Charlwood

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Charlwood has a long history of building, with Bentworth Hall about 4.8 miles north. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Monkwood Mission Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Clear roof outlets and gutters each autumn
  • Ask contractors to protect the roof if they work on it
  • Have the roof looked at again after a severe storm
  • Keep clear of rooflights and fragile roof sheets

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Why act early in Charlwood

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Outbuildings and barns around Charlwood are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Checking the roof from ground level

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Questions from Charlwood

Will you come out to Charlwood?

Yes. Charlwood is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Charlwood?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.

How long does the survey take?

Expect it to take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

What’s the best way to book?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.
