Monkwood Flat Roof Survey
Flat roof surveys across Monkwood, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Leaks around rooflights
- Splits and cracks in the covering
- Gaps at upstands and abutments
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Flat roof survey in Monkwood: what you get
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. If you are worried about failed upstands where the roof meets a wall and ponding water that doesn’t drain away, we can find out what’s behind it, on single-ply membranes, EPDM rubber and GRP fibreglass alike.
In a village or hamlet like Monkwood, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Flat roof surveys in Monkwood: local notes
With Hinton Ampner House about 4.8 miles west, Monkwood sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Your questions about flat roof surveys in Monkwood
Do you cover smaller places like Monkwood?
Yes. Monkwood is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is my home in Monkwood listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
What will the report tell me?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years.
How long will you be at the property?
Expect it to take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. You’ll then get the report by email, on the timescale of your package.
Do you take photos of the roof?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Why it’s worth a survey now in Monkwood
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Outbuildings and barns around Monkwood are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What this survey can’t tell you
It is useful to know what a survey won’t do before booking:
- Hidden layers beneath the covering
- Structural calculations, which need a structural engineer
- Parts of the roof that aren’t safe to walk on or view
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Single-ply membranes
- Felt flat roofs
- GRP fibreglass
- Mastic asphalt
- EPDM rubber
- Upstands and outlets
How the survey changes by roof type
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
EPDM rubber
EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

What we’re asked to look at in Monkwood
Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
These are some of the problems a survey can pick up:
- Blisters and bubbles in the covering
- Ponding water that does not drain away
- Edge trims that have lifted or split
- Water getting in at rooflights
For an older house near a landmark like Monkwood Mission Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Before you book any roof surveyor
- Whether the price includes VAT
- Whether any drone flown is registered with the CAA
- Their track record with similar roofs
- What they won’t be able to tell you
How the survey works
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Monkwood, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We look at the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
How to prepare
- Make a note of anything you’d like us to look at
- If you are buying, let the agent know when we are coming
- Note where any stains or damp appear
