Checking the roof from the ground

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Gutter survey in Monkwood

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. Typical surveys look at cracked or loose downpipes and joints that drip after rain, on eaves gutters, valley gutters and outlets and hoppers.

In a village or hamlet like Monkwood, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Roofs, chimneys and gutters in Monkwood

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. With Hinton Ampner House about 4.8 miles west, Monkwood sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Monkwood: your questions answered

Do you cover Monkwood?

Yes, Monkwood is one of the places we work. Every survey there gets the same written report with photos.

Is my home in Monkwood listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Will you look at parapet and box gutters as well?

Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Common roof problems in Monkwood

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

A survey can pick up problems such as:

  • Downpipes that are split or coming away
  • Water backing up from a hidden gutter
  • Soffits marked by water
  • Gutters overflowing in heavy rain

If you live in an older home near Monkwood Mission Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s in a roof survey

Landlords, agents and block managers in Monkwood

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • What’s behind fascias and inside walls
  • Pipes below ground level
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and does not.

Roof types and parts we check

  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Monkwood can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photos and recommendations follows.

How to prepare

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Mention any parking restrictions on your street

Booking a survey

Getting a price is simple: just phone 07833 053749 or send us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Have gutters cleared at least once a year
  • Include valley, parapet and box gutters when clearing
  • Note any damp stains below the gutters
  • Check from the ground or a window, not a ladder

The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.
