Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Note any damp stains below the gutters
  • Watch ceilings under valley gutters for fresh marks
  • Don’t climb a ladder to look in the gutters
  • Watch the gutters during heavy rain

For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Gutter survey in Ropley

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey outlets and hoppers, eaves gutters and valley gutters, and people most frequently book us about gutters overflowing in heavy rain and leaking or loose downpipes.

In a small place like Ropley, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we look for on each type of roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We look at the joints, brackets and falls.

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What a gutter survey looks like in Ropley

About 4 miles south-west lies Hinton Ampner House, a reminder of how long the area around Ropley has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark like Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.

Ropley is about 7 miles south-west of Alton, in Hampshire. In Ropley, as across Hampshire, every roof gets the same careful survey. Ropley is one of the towns and villages in Hampshire where we work. Southampton is in our area too.

All of SO24 is covered for gutter surveys, from the main roads to the quietest streets. Whether your property is on School Lane, Church Lane and Hammond's Lane or anywhere close by, we can survey it. We also cover Ropley Dean (1 mile west), Gilbert Street (1 mile north-east), North Street (1 mile north), Kitwood (2 miles north-east) and Monkwood (2 miles south-east). We also work in nearby towns such as Basingstoke (13 miles north), Winchester (10 miles west), Eastleigh (14 miles south-west), Horndean (12 miles south), Chandler's Ford (15 miles south-west) and Alton (7 miles north-east).

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere as small as Ropley, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photos and recommendations follows.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

Checking the roof from ground level

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What we are asked to look at in Ropley

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

A survey makes sense if you’ve noticed:

  • Rotten fascias or stained soffits
  • Cracked or loose downpipes
  • Gutters overflowing in heavy rain
  • Sagging gutters and loose brackets

Take a building like Ropley Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Whether the price includes VAT
  • What happens after the report arrives
  • What the survey won’t cover
  • Their drone registration, if they fly one

Ropley questions

Do you carry out roof surveys in Ropley?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How do I find out if my home in Ropley is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or send us an email.

How long will you be on site?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
