Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Flat roof survey in West Tisted: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are frequently asked to look into edge trims that have lifted or split and blistering in felt or asphalt, across single-ply membranes, GRP fibreglass and EPDM rubber.

Older buildings in small places like West Tisted may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a flat roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden layers beneath the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Testing older roof sheets for asbestos

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

What we look at

  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber

Your questions about flat roof surveys in West Tisted

Does a conservation area affect roof work in West Tisted?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is West Tisted within the area you cover?

Yes. West Tisted is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

Will this cover the whole house?

No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

How many years has my flat roof got left?

A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

Flat roof surveys around West Tisted

Historic houses like Hinton Ampner House, about 3.6 miles west, show how far back building in the area around West Tisted goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Useful tips for West Tisted property owners

These tips come from what we see on roofs every week:

  • Limit foot traffic on the covering
  • Book a survey every few years
  • Note the date and type of any roof work
  • Watch the ceilings below the flat roof for stains

Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

How we price flat roof surveys

Prices always include VAT. The things that change the price are:

  • The shape of the roof and its details
  • Roof area
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

These details help when you contact us:

  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is
  • What made you get in touch

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes between one and two hours at most homes, or half a day or so for a commercial building. Around West Tisted, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.
