Flat roof survey in Privett: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey EPDM rubber, GRP fibreglass and single-ply membranes, and people most frequently book us about blisters and bubbles in the covering and outlets choked with leaves and silt.

Older buildings in small places like Privett may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Look for standing water a day after rain
  • Limit foot traffic on the covering
  • Have the roof looked at again after a severe storm
  • Note any new marks on ceilings beneath the roof

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What affects the cost of flat roof surveys

A few things affect what a survey costs:

  • Any need for thermal images or a drone flight
  • The size of the roof
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for the job before you book.

What we need to know

We’ll usually ask about:

  • Any deadline, such as an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • The property’s address and postcode

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

Local flat roofs in Privett

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Hinton Ampner House, about 5 miles west, is one of the historic houses in the wider area around Privett. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For landlords with property near Petersfield station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as Holy Trinity Church, the flat roofs on later extensions tend to wear out long before the main roof.

Why get it checked now?

If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Older and listed buildings around Privett may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Privett, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we’re looking at
  • For a flat or shared roof, check access with the building owner or managing agent
