How a roof survey works in Privett

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey flat roofs, ridges, hips and valleys and chimney stacks, and people most frequently book us about lifted, split or missing lead flashings and loose chimney pots.

In a village or hamlet like Privett, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey

Here are a few things we’d tell any owner:

  • Leave roof access to professionals
  • Check the roof from the ground after storms
  • Move stored items away from the loft hatch
  • Ask about a flat roof on an extension or garage too

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Roof surveys around Privett

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 5 miles west lies Hinton Ampner House, a reminder of how long the area around Privett has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you own a rental within reach of Petersfield station, a dated record of the roof is useful when planning maintenance across a let.

Privett is about 5 miles north-west of Petersfield, in Hampshire. Wherever you are in Privett, we can come and survey your property, on a weekday, Saturday or Sunday. Our Hampshire coverage includes Privett and the places around it. There’s also a page for Portsmouth.

When to book a survey in Privett

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

A survey makes sense if you’ve noticed:

  • Lifted, split or missing lead flashings
  • Blocked, sagging or leaking gutters
  • Debris building up in roof valleys
  • Gaps in the roof where coverings have gone

If your home is one of the older ones in the streets near Holy Trinity Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

What’s in a roof survey

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Privett can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

Questions from Privett

Do you survey roofs for landlords with property near Petersfield station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is Privett within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you survey in bad weather?

A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Different roofs, different checks

Chimney stacks

We look at the stack itself, and it is not a flue or gas safety check. If a specialist is needed, we will say so.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

Honest limits

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
