How a roof survey works in Bailey Green
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are slipped, cracked or missing slates and tiles and loose chimney pots, across clay and concrete tiles, lead flashings and ridges, hips and valleys.
In a village or hamlet like Bailey Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

DIY checks: what’s safe
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Chimney stacks
Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.
Natural slate
Natural slate can last 100 years or more, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Bailey Green questions
Do you carry out roof surveys in Bailey Green?
Yes. We work right across London and South East England, and Bailey Green is part of that. You can phone 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.
Will you come out to Bailey Green?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you give a life expectancy for the roof?
Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
How much does a roof survey cost in Bailey Green?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you use drones?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
Do you inspect the roof from on top?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
How the survey works
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older roofs in small places like Bailey Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.

Preparing for the visit

Advice
Bailey Green homes and their roofs
Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 4.7 miles west lies Hinton Ampner House, a reminder of how long the area around Bailey Green has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Bailey Green is about 5 miles north-west of Petersfield, in Hampshire. Whether the building in Bailey Green is a house, a flat or a commercial unit, we can survey the roof. Our Hampshire coverage includes Bailey Green. For surveys nearby, see our Portsmouth page.

Signs you need a roof survey in Bailey Green
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
Problems we come across often include:
- Loose chimney pots
- Ridge tiles that have lifted or moved
- Leaking gutter joints and downpipes
- Water stains on rafters and ceiling joists
If your home is one of the older ones in the streets near Holy Trinity Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before booking
- Will they check the loft as well as the outside?
- What the report includes, and whether it has photos
- What they won’t be able to tell you
- What follow-up you get after the report
Honest limits
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Confirmation of asbestos in soffits or cement sheets
- A full building survey of the property
- Whether the roof structure meets design loads
