Roof leak investigation in Privett, Hampshire
Roof leak investigations across Privett, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Water through the ceiling under a flat roof
- Brown rings on upstairs ceilings
- Wet patches high on an inside wall
What we look for on each type of roof
Chimney stacks
A stack has several possible ways in for rain. We check each one as far as we can safely see, and look for damp on the breast inside.
Valleys
A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.
Roof leak investigations for homes and businesses in Privett
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. If you’re worried about water through the ceiling under a flat roof and wet patches high on an inside wall, a survey will tell you what’s going on, on flat roof details, lead flashings and rooflights and dormers alike.
Somewhere as small as Privett, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Honest limits
It’s a careful look at the leaking roof, not the whole story. The main limits are:
- Whether rotten timbers meet design loads
- Water from pipes, tanks or heating systems
- Faults hidden behind ceilings or boarding

Roof types and parts we check
- Chimney stacks
- Valleys and parapet gutters
- Lead flashings
- Flat roof details
- Rooflights and dormers
- The roof space
- Slate and tile slopes
What happens on the day
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours for most houses, and about three to four hours for a commercial roof. Older roofs in small places like Privett can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the loft space above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Move anything stored under the loft hatch
- Mention any parking restrictions on your street

Advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.
Why act early in Privett
Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. We find the probable source before anyone starts work. For older village homes like those around Privett, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Privett: your questions answered
Do you cover Privett?
Yes, Privett is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
How do I find out if my home in Privett is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Can a leak be traced on a dry day?
In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
Can you inspect my roof with a drone?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Can you always find the source?
We can’t promise it. Some leaks hide well, particularly those that need wind-driven rain. If we cannot be sure, the report ranks the possible sources.
Roof leak investigations in Privett: local notes
Historic houses such as Hinton Ampner House, about 5 miles west, show how far back building in the area around Privett goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.
If you let a flat or house near Petersfield station, a tenant living with a leak needs the cause found, not just the stain painted over. The streets around a church like Holy Trinity Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What affects the price in Privett
When we price a survey, we consider:
- House, block, shop or office
- How complicated the roof is, with its valleys, chimneys and parapets
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
