Roof leak investigation in West Tisted
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. Typical surveys look at drips from nail tips in a cold loft and wet patches on loft insulation, across slate and tile slopes, the roof space and lead flashings.
Somewhere as small as West Tisted, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

Roof leak investigations in West Tisted: local notes
Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 3.6 miles west lies Hinton Ampner House, a reminder of how long the area around West Tisted has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
West Tisted is about 7 miles north-west of Petersfield, in Hampshire. Surveys in West Tisted work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Hampshire. Our Southampton page covers surveys nearby.

What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Leaks from plumbing, tanks or pipework rather than the roof
- Structural calculations (that’s a structural engineer’s job)
- Carrying out the fix
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.
What this survey covers
- Chimney stacks
- Lead flashings
- The roof space
- Rooflights and dormers
- Flat roof details
- Valleys and parapet gutters
- Slate and tile slopes
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
The survey, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey normally takes between one and two hours, more where the leak is intermittent or the roof is large. Older rural homes like those around West Tisted can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it’s useful.
- You receive a written report with photos showing the likely source and what needs attention.
Preparing for the visit
- Dig out any old roof reports or invoices
- Have any questions written down, so nothing gets missed
- Tell us about any leaks, stains or damp patches you know of

Advice
Why get it checked now?
Water and electrics do not mix. Keep away from any fitting that water is reaching. Finding where the water is getting in should follow straight away. Older cottages and farmhouses around West Tisted can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Common roof problems in West Tisted
Some water in the loft isn’t rain at all. Warm, moist air from the house rises into a cold roof space and condenses, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.
Things that often lead to a survey include:
- Leaks below a flat extension roof
- Drips from nail tips in a cold loft
- Drips in the loft during heavy rain
- A leak that comes and goes with the weather
Take an older house close to Church of St Mary Magdalene: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

FAQs for West Tisted
Does a conservation area affect roof work in West Tisted?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover West Tisted?
We do. Every survey there gets the same written report with photos.
Why doesn’t the damp patch line up with the hole?
Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
