Roof leak investigations for homes and businesses in Charlwood

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below to narrow it down. Leaks under flat extension, garage and dormer roofs are common. Felt frequently lasts around 15 to 20 years, so age is part of the picture. If you’re worried about drips in the loft during heavy rain and stains around a skylight, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Charlwood, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Older roofs in small places like Charlwood can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

Advice

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • The repair itself (the investigation finds and reports the cause)
  • Water from pipes, tanks or heating systems
  • Leaks that only appear in weather we cannot recreate

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

What this survey covers

Charlwood roofs and the weather

With Bentworth Hall about 4.8 miles north, Charlwood sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

Charlwood is about 6 miles south-west of Alton, in Hampshire. If you’re in Charlwood, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. We cover towns and villages across Hampshire, from the larger towns to small villages. Southampton is in our area too.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Protect furniture and flooring under the leak
  • Write down the wind direction and rain when it leaks
  • Photograph the stain each time it appears
  • Check whether pipes or tanks run near the stain

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Photograph anything new.

Questions from Charlwood

Will you come out to Charlwood?

Yes, Charlwood is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Charlwood is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Different roofs, different checks

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Do you need a roof leak investigation in Charlwood?

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks often start at the edges, upstands and outlets.

A survey makes sense if you’ve noticed:

  • Water through the ceiling under a flat roof
  • Drips in the loft during heavy rain
  • A leak that comes and goes with the weather
  • Damp walls below an overflowing gutter

Take an older house close to Monkwood Mission Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Will the report include photos?
  • How much experience they have with roofs like yours
  • Are they insured for the work?
