Common roof problems in Charlwood

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Here are some of the things we see often:

  • Damp patches on chimney breasts
  • Redundant stacks capped without ventilation
  • Flashings pulling away from the stack
  • Flaunching that has broken away

Take an older house close to Monkwood Mission Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • Is VAT included in the price?
  • How much experience they have with roofs like yours
  • Will the report include photos?

What a good roof survey covers

About our chimney survey in Charlwood

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We check each possibility and record what we find. You then know where to start. Typical surveys look at loose, cracked or missing pots and flaunching that has broken away, on flaunching, lead flashings and brick chimney stacks.

Some older homes in villages like Charlwood are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere as small as Charlwood, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

What we look for on each type of roof

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Chimney surveys in Charlwood: local notes

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Charlwood has a long history of building, with Bentworth Hall about 4.8 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What happens if roof problems are left?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Older and listed buildings around Charlwood may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Keep track of stains on chimney breasts
  • Find out whether changes to a stack need permission
  • Use a Gas Safe registered engineer for gas appliances
  • Do not use a ladder to reach the stack yourself

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

Charlwood: your questions answered

Does a conservation area affect roof work in Charlwood?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Charlwood within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.
