How a chimney survey works in Monkwood

Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you are worried about eroded joints in the brickwork and a chimney out of line, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Monkwood are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Leave it or get it looked at?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. Surveying the stack now can catch problems first. For older village homes like those around Monkwood, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

All our prices include VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

What affects the price in Monkwood

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • Whether thermal imaging or a drone is needed

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we need to know

When you call or email, these details help:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or send us an email with the address and the days you’d prefer.

What a chimney survey does not cover

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Structural calculations for a leaning stack
  • Hidden damage within the stack
  • Whether a gas appliance or its flue is safe

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts

Questions from Monkwood

Is my home in Monkwood listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Monkwood within the area you cover?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Different roofs, different checks

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report says what can and cannot be judged.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Monkwood can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it is shared
  • Tell us where we can park nearby

Book a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

Chimney surveys around Monkwood

Historic houses such as Hinton Ampner House, about 4.8 miles west, show how far back building in the area around Monkwood goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your home is one of the older ones in the streets near Monkwood Mission Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
